The site at Recreation Road Garages, Southall is currently occupied by nine underutilised garages and was acquired through the GLA Small Sites Programme following a competitive tender process. Identified for its potential to deliver high-quality family housing on previously developed land, the project embraces a design-led approach to small-site intensification, responding carefully to both local character and contemporary housing need.
The proposal delivers four 3-bedroom, 4-person homes arranged over three storeys. The massing is carefully articulated through a series of set-backs that create a staggered arrangement along the street. This strategy allows the new houses to transition sensitively between the established building lines on either side of the site, reducing perceived bulk while reinforcing a clear and legible street presence. The set-backs also help to define individual entrances and contribute to a varied and human-scaled frontage.
Dormer windows are introduced to both the front and rear elevations, maximising the utility of the building envelope while maintaining a domestic scale. This approach allows the upper floor accommodation to benefit from generous daylight and usable internal space without compromising the overall proportions of the houses.
The architectural language of the scheme draws directly from the surrounding residential context. The new homes adopt a similar scale, rhythm and proportion to the existing houses along Recreation Road, ensuring the development sits comfortably within its setting. Through careful attention to massing, articulation and detail, the scheme delivers contemporary family homes that complement the local identity while making efficient and sustainable use of a constrained urban site.
